What a pool liner replacement costs in the GTA

The published prices overlap without matching. Swimpool 360 renovates pools across Toronto and the GTA. It puts an inground liner replacement at $3,500 to $7,000 on its renovation page and at $2,500 to $5,000 on its liner repair page. Nebo's Pools in Pickering advertises replacements from $4,500 and gives $3,000 to $7,000 in its FAQ. Hipel Pools, a Kitchener company, quotes $4,500 to $8,000 for a standard inground pool and $6,500 to $10,000 and up for larger or custom-shaped pools. Easy Pools, a Vaughan pool builder, budgets $4,000 to $7,000 per replacement.

Taken together, those four companies span roughly $2,500 to $10,000 and up. Every figure comes from a company that sells the work, and none of them says whether HST, Ontario's 13 percent harmonized sales tax, is included. With it, a $6,000 job is $6,780.

If a quote falls below $2,500 or above $10,000, ask what it assumes about the pool's size, the liner and the walls. The pool renovation cost guide lists these rows with the rest of a renovation budget.

Size and shape come first. Hipel Pools says the larger the pool, the more the liner costs, and that custom shapes and features such as vinyl-over-steel stairs, benches and tanning ledges raise the price further. That is the difference between its $4,500 to $8,000 standard range and its $6,500 to $10,000 and up range. Measuring and fitting an unusual shape takes more labour as well.

Thickness is the second lever. Liner thickness is measured in mil, and Hipel Pools explains that one mil is a thousandth of an inch. It describes 20 mil as the standard thickness, cheaper but more prone to wear in a heavily used pool. It calls 27 to 30 mil the premium option. It says to expect to pay 15 to 30 percent more for the thicker liner. Nebo's Pools also lists liner thickness and custom options among the things that set its price.

Pattern and track condition are the smaller items. Swimpool 360 says its replacement price depends on pool size, pattern selection and any coping or track repairs needed. The coping is the stone or metal edge around the top of the pool, and the track is the channel under it that holds the liner's edge. When you compare quotes, check that each one names the thickness and says whether track or coping work is included.

This is the part of the price nobody can pin down in advance. Hipel Pools says the pool's walls or floor may need work before a new liner goes in, especially where there is visible damage or age. It says these repairs can add $500 to $2,000. It lists minor repairs at $200 to $500 and major repairs or resurfacing at up to $1,500 and more.

Hipel Pools also says it is essentially impossible to know whether these repairs are needed until the old liner has been removed. Swimpool 360's renovation page describes the same order of work. On the first day the pool is drained, the old liner comes out and any wall or floor repairs are made.

Ask each company how it prices this work before you sign. A quote that names a rate for floor patching or wall repair is easier to compare than one that leaves it open. Keep some money back until the old liner is out.

Not every tear needs a new liner. Swimpool 360 patches small tears and punctures underwater, without draining the pool. It says a typical repair runs $150 to $275, including the visit, leak detection, materials and labour. Its FAQ gives $150 to $400 for a standard underwater patch, depending on the size, the location and how many patches are needed.

A patch only holds if the liner around it is sound. Swimpool 360 says patches on brittle or sun-damaged liners may not hold as well. It recommends replacement in three cases: the liner is 10 or more years old and widely worn, it has been patched many times and keeps leaking in new places, or the repair would cost a large share of a new liner.

Most of those signs can be seen from the deck. Hipel Pools and Nebo's Pools both list fading, tears, wrinkles and leaks. Swimpool 360 adds that small wrinkles are cosmetic, but large wrinkles that appear quickly can point to a ground water problem that needs fixing first. The sources above point to five lines a good quote names. The liner thickness, since Hipel Pools prices 27 to 30 mil at 15 to 30 percent over 20 mil. The pattern, which Swimpool 360 counts in its price. Any track or coping repair, which Swimpool 360 also counts. A rate for wall and floor repairs, which Hipel Pools says cannot be judged until the old liner is out. And whether HST is included.

Refilling the pool is a separate bill that is easy to forget. John C Young Design, writing about water rates in London, Ontario, puts the fill of a pool holding 35,000 to 55,000 litres at about $100 to $200. Water rates differ between municipalities, so check your own. The pool volume calculator estimates how many litres your pool holds.

The companies do not agree on liner life. Easy Pools says liners need replacing roughly every 7 to 12 years. Hipel Pools says 8 to 12 years and advises planning a replacement as a liner nears ten years, even if it looks intact. Action Home Services, writing about Ontario builds, says 8 to 10 years. Swimpool 360 says a quality liner in Ontario typically lasts 10 to 15 years with good water chemistry, and Nebo's Pools says the same of its premium liners.

The sources that say why point to water care. Swimpool 360 says self-maintained pools that go through chemical imbalances may see liners fail at 8 to 10 years. It says its weekly maintenance clients see 12 to 15 years or more. Hipel Pools names UV rays and pool chemicals as the causes of fading that weakens the material.

So the life you get depends partly on how the pool is run. That makes a liner a recurring cost for a vinyl pool, which the vinyl, fibreglass and concrete comparison weighs against the other shells.

The work itself is short. Swimpool 360 says a liner replacement takes 2 to 3 days from start to first swim. Day one is for draining the pool, removing the old liner and fixing the walls and floor. Day two is for installing the new liner and starting to refill. Nebo's Pools says it replaces liners in 1 to 3 days.

The liner itself is made to order. Swimpool 360 describes measuring the pool and then ordering a custom liner in the chosen pattern and colour. This site lists pool renovation as an April to October trade, so a replacement quoted late in the season may not be scheduled until spring.

If other work is due, doing it together can save money. Swimpool 360 says doing the liner, the deck and the equipment as one project saves on mobilization, the cost of bringing a crew and its gear to the site, and on disruption. Of the 442 companies in this index, 65 are filed under pool renovation, and the records hold a website for all 65. They are most common in Oakville with 9, Burlington with 8, Willowdale with 7 and Agincourt and Pickering with 5 each. Liner work is not limited to that category. The stored Google reviews of 67 companies across the index mention liner replacement. That includes 27 of the renovation companies, 48 filed under pool maintenance and 19 under pool repair, since one company can sit in several categories. A review theme means customers wrote about the job. It does not rate the work, and this index holds no warranty, licence or workmanship data on any company.

When you ask for quotes, give the pool's shape and approximate size and say whether it has steps, benches or ledges. Ask each company to name the liner thickness and to say how it prices wall and floor repairs. You can reach companies through their own websites or send one request through the site's request form.
